South Lake Tahoe Real Estate Market Update, Mar. 4- Mar. 10

Lynette in ParadiseSouth Lake Tahoe saw 14 NEW Listings come on the market over the past week according to the South Tahoe Association of Realtors.  Among these new listings, the lowest priced new listing is $159,000 for 2527 Elwood, a 1 bedroom, 1 bath Sierra Tract home with 520 sq. ft.  The highest priced new listing is $729,000 for 2224 Inverness located within the Tahoe Keys with 5 bedrooms, 4 baths and 3025 sq. ft.  The median listing price among this group was $379,000.

The good news is that there were 11 homes that went into ESCROW last week.   Among these new escrows, the lowest priced home is $164,900 for a bank owned fixer at 2154 Washington, a 3 bedroom, 2 bath Tahoe Island home with 1537 sq. ft.   Good job Casey with the Pinnacle Real Estate Group.  The highest priced new escrow is $569,000 for 1765 Ababco, a 4 bedroom, 3 bath Tahoe Paradise home with 2200 sq. ft.  The median pending asking price is $259,900 with an average time on market of 83 days.

Congrats go out the the new buyers and sellers of the 5 CLOSED sales this past week.  The lowest sale price was $211,000 for 854 Tata, a 2 bedroom, 0.75 bath and 864 sq. ft.  The highest sale price was $510,000 for 1357 Gilmore Lake, a 4 bedroom, 4 bath Bijou home with 3406 sq. ft. (congratulations to Pinnacle for representing both sides of the sale).  The median sale price was $351,000 with an average time on the market of 58 days.

snow-ribbon According to the South Tahoe Association of Realtors, the South Lake Tahoe real estate market showed 12 NEW LISTINGS this past week, down from the previous week’s 30. The lowest priced new listing is $154,440 for 1032 Ham, a 2 bedroom, 1 bath with 720 square feet. The highest priced new listing is $1,250,000 for 483 Lido, a 3 bedroom, 2.5 bath with 2651 square feet. This week’s median listing price is $379,700.

There were 14 homes that went into ESCROW this past week, up from the previous week’s 9. The lowest priced new escrow is $165,000 for 2695 Armstrong, a 2 bedroom, 2 bath with 912 square feet. The highest priced new escrow is $1,195,000 for 1934 Marconi, a 4 bedroom, 3 bath with 2628 square feet. The median pending sale price is $341,890 with an average time on market of 98 days.

The number of closed sales this past week was 10, down one from the previous week. The lowest sale price was $172,100 for 1964 Cherokee, a 3 bedroom, 2 bath with 1088 square feet. The highest sale price was $775,000 for 2341 Cold Creek, a 4 bedroom, 3.75 bath with 2703 square feet. The median sale price was $307,000 and the average time on the market (including the escrow period) was 101 days.

The lowest priced new listing is $139,900 for 3305 Treehaven #1, a 2 bedroom, 1.5 bath duplex with 960 square feet. The highest priced new listing is $1,988,000 for 3371 Lake Tahoe Blvd. #10, a 4 bedroom, 4 bath lake front townhouse with 3387 square feet. This week’s median listing price is $392,000.

There were 9 homes that went into ESCROW this past week, down from the previous week’s 11. The lowest priced new escrow is $194,000 for 1191 Dedi, a 3 bedroom, 2 bath with 1092 square feet. The highest priced new escrow is $1,395,000 for 468 Lido, a 3 bedroom, 2.5 bath with 2648 square feet. The median pending sale price is $390,000 with an average time on market of 101 days.

The number of closed sales this past week was 11, the same as the previous week. The lowest sale price was $150,000 for 953 Tallac, a 1 bedroom, 1 bath with 420 square feet. The highest sale price was $775,000 for 2341 Cold Creek, a 4 bedroom, 3.75 bath with 2703 square feet. The lowest priced new listing is $180,000 for 1149 Herbert C, a 3 bedroom, 2 bath, 1161 square foot condo. The highest priced new listing is $795,000 for 4081 Manzanita, a 5 bedroom, 3 bath with 2982 square feet listed with Pinnacle Real Estate Group.  Good job, Diane. This week’s median listing price is $289,000.

There were 11 homes that went into ESCROW this past week, down from the previous week’s 12. The lowest priced new escrow is $165,000 for 2695 Armstrong, a 2 bedroom, 2 bath with 912 square feet. The highest priced new escrow is $899,000 for 601 Lucerne, a 4 bedroom, 3.5 bath with 2388 square feet. The median pending sale price is $329,900 with an average time on market of 17 days.

The lowest priced new listing is $219,000 for 2531 Chris, a 2 bedroom with 1020 square feet. The highest priced new listing is $1,389,000 for 3779 Overlook, a 5 bedroom, 5 bath with 4243 square feet. This is actually not a new listing but has changed brokerages.  This week’s median listing price is $585,000.

There were 12 homes that went into ESCROW this past week, up from the previous week’s 10. The lowest priced new escrow is $272,750 for 1333 Glen Eagles, a 3 bedroom, 1.75 bath with 1195 square feet. The highest priced new escrow is $638,900 for 1971 Toppewetah (a bank-owned property) which is a 4 bedroom, 3 bath with 3361 square feet. The median pending sale price is $414,000 with an average time on market of 63 days.

The number of closed sales this past week was 8, up from the previous week’s 6. The lowest sale price was $67,000 for 1223 Bonanza, a 2 bedroom, 1 bath with 812 square feet.  The highest sale price was $850,000 for 537 Alpine, a 4 bedroom, 2.5 bath with 2538 square feet. The median sale price was $311,000 and the average time on the market (including the escrow period) was 93 days.
