South Lake Tahoe Real Estate Market Update, Dec. 3- Dec.-9

[SinglePic not found]The South Lake Tahoe real estate market showed 15 NEW LISTINGS this past week, up from the previous week’s 12. The lowest priced new listing is $81,000 for 1281 Bonanza #5, a 2 bedroom, 1 bath condo with 840 square feet. The highest priced new listing is $4,500,000 for 335 Beach St., a 5 bedroom, 4 bath with 3867 square feet. This week’s median listing price is $298,000.

There were only 5 homes that went into ESCROW this past week, down from the previous week’s 16. The lowest priced new escrow is $114,000 for 953 Tallac, a 1 bedroom, 1 bath with 420 square feet. The highest priced new escrow is $579,000 for 2303 Sutter, a 4 bedroom, 2.5 bath with 2971 square feet. The median pending sale price is $299,000 with an average time on market of 41 days.

This week there were 6 homes recorded as SOLD, up from last week’s 5. The lowest sale price was $163,000 for 2577 Armstrong, a 3 bedroom, 1 bath with 832 square feet. The highest sale price was $700,000 for 2221 Inverness, a 5 bedroom, 3 bath with 2624 square feet. The median sale price was $385,000 and the average time on the market (including the escrow period) was 66 days.

The lowest priced new listing is $245,000 for 1884 Guadalupe, a 2 bedroom, 1.5 bath with 984 square feet. The highest priced new listing is $1,195,000 for 455 Lido, a 3 bedroom, 2.5 bath with 2719 square feet. This week’s median listing price is $355,950.

There were 12 homes that went into ESCROW this past week, down from the previous week’s 14. The lowest priced new escrow is $92,900 for 2656 Kubel, a 2 bedroom, 1 bath with 504 square feet. The highest priced new escrow is $825,000 for 2200 Catalina, a 3 bedroom, 2 bath with 1552 square feet. The median pending sale price is $343,000 with and average time on market of 90 days.

This week there were 12 homes recorded as SOLD, up from last week’s 10. The lowest sale price was $135,000 for 1033 River, a 3 bedroom, 1.5 bath with 1220 square feet. The highest sale price was $675,000 for 1161 Tokochi, a 5 bedroom, 4 bath with 4041 square feet. The median sale price was $177,800 and the average time on the market (including the escrow period) was 88 days.

Market Update – Meyers, South Lake Tahoe

Lake Baron, Meyers, South Lake TahoeHomeowners in the neighborhood of Meyers, (the entrance to South Lake Tahoe via Highway 50 from Sacramento,) should be smiling a bit more these days.  A review of the previous twelve months’ homes sales through the end of July, 2009, show a 15% improvement in property values as compared to the same period one year ago.  According to statistics provided by the South Tahoe Association of Realtors’ MLS, for the first time since this past March, the median home list price rose to $399,000 with a median sale price of $405,000.  Can you believe it?  This represents a list to sale ratio of 101.5%, (most likely due to one or more properties selling above asking price – one can assume these would be REO sales.) The median home price of $405,000 is the neighborhood’s highest value in the past twelve months.

Another reason Meyers’ residents are smiling?  The Farmers’ Market has come to “the hood” on Sundays during the month of August.  If all goes well, they are hoping to keep the market on an ongoing summer market.

There were 15 new listings this week, down from last week’s 19.  The lowest priced new listing is $249,900 for 1883 Delta, a 3 bedroom, 1.5 bath with 881 square feet of living space. The highest priced new listing is $1,649,000 for 3779 Overlook, congratulations to the Benedicts of the Pinnacle Real Estate Group. This home has 4 bedrooms, 3 baths and 4243 square feet. The median new listing price is $465,000.

There were 10 new ESCROWS this week, the same as last week. The lowest priced new escrow is $227,000 for 3616 Spruce #20, a 2 bedroom, 1 bath condo with 896 square feet (congratulations to Jaime Souers of the Pinnacle Real Estate Group.  The highest priced new escrow is $675,000 for 1886 Genevieve, a 4 bedroom, 3 bath Tahoe Keys home with 1946 square feet (congratulations to Don and Theresa Souers of the Pinnacle Real Estate Group). The median new escrow price is $314,000 with an average time on market of 190 days.

There were 5 RECORDED SALES this week, one more than last week. The lowest recorded sale is $135,000 for 1909 B St., a 1 bedroom, 0.75 bath in the Y area with 583 square feet. The highest recorded sale is $395,000 for 2887 Lodgepole, a Montgomery Estates home with 4 bedrooms, 2 baths and 1720 square feet. The median sale price is $275,000 with an average time on market of 163 days (this includes the escrow period).

There were 19 new listings this week (the same number as the last two weeks).  The lowest priced new listing is $159,000 for 516 Emerald Bay Rd. #122, a 1 bedroom, 1 bath condo with 678 square feet. The highest priced new listing is $1,500,000 for 745 Eloise, a 4 bedroom, 4.5 bath home with 4400 square feet. The median new listing price is $439,000.

 

There were 10 new ESCROWS this week, down from last week’s 12. The lowest priced new escrow is 2617 Fountain, a 2 bedroom, 0.75 bath home in the Sierra Tract for $154,900.  The highest priced new escrow is $520,000 for 1490 Pebble Beach, a 5 bedroom, 3 bath home with 2640 square feet located in the Country Club Estates neighborhood. The median new escrow price is $327,000 with an average time on market of 99 days.

There were 4 RECORDED SALES this week, the same as last week. The lowest recorded sale is $251,000 for 3849 Figueroa in the Stateline neighborhood with 3 bedrooms, 2.5 baths and 1536 square feet. The highest recorded sale is $435,000 for 819 South Shore Drive in the Tahoe Island area with 3 bedrooms, 2 baths and 1768 square feet.
